Like fitting the last piece into a jigsaw puzzle, the building site for 2801 Aventura Medical Tower was a challenge to configure in a densely populated, highly trafficked area. Working with municipal agencies for site approval, the SRS team shepherded through formidable processes, including building height accommodation, easement adjustments, and roadway widening improvements. The result of this highest-and-best-use 1.6-acre site is a12-story, +/-300,000 SF structure. It features five office levels and seven parking levels, with a capacity for nearly 500 vehicles, 33 percent more than required by zoning mandate.
Of significant customer satisfaction, valet service and complimentary transportation to and from the hospital enable easy entry and departure for patients, physicians, and visitors. 2801 Aventura offers upscale state-of-the-art physicians’ offices, pharmacy, specialized therapeutic and rehab services, testing facilities and laboratories, and a sophisticated reception lobby.
